Director of Construction

The Director of Construction will determine the overall project scope, define the project requirements including schedule, cost, consultants, vendors, etc.  Will handle the construction projects from start to finish.

This person will work closely with the Franchise team and architect and will review all test fits, recommend Landlord work letter, and review leases to make sure work-letters agreed to in LOI are included in lease.

• Review proposals, interview consultants, recommend contractor selections, negotiate contractor contracts on behalf of Company.
• Schedule a kick-off meeting with all internal and external project team members and stakeholders to review project goals and objectives and establish roles and responsibilities for the project’s entirety.
• Drive strategy and process for site selection, review and approvals to openings.
• Work with Franchisees to secure property and get through due diligence
• Evaluate and approve Franchise locations and property development, including signage
• Oversee the site development or tenant improvement construction process
• Prepare master project schedule incorporating all consultants, generate preliminary project budget, review financial assumptions against proposed improvements and determine technical requirements
• Manage planning process adhering to budget for space design, soft costs, construction, tele/data cabling, security, furniture, moving, etc.
• Ensure project procedures are clearly outlined. Establish a regular communication plan for reviews, approvals, and progress updates.
• Represent Company during design of schematics, designs, and construction plans and confirm that schematic designs meet architectural and engineering requirements
• Manage information between Company and all project team members and attend site visits and surveys with all team members.
• Value engineer budget by recommending design alternates, review design documents with Company and approve and manage production of construction documents.
• Handle start to finish permit process
• Prepare all proposals for construction and present to appropriate team members, finalize general contractor and conduct construction kick off meeting
